OPENING: Hi, my name is [YOUR NAME]. I was hoping to speak with the owner of [ADDRESS]. Would that be you? QUALIFIER: Okay great! I work with a group of investors looking to acquire properties in your area. Are you open to a cash offer at this time? IF NOT INTERESTED: I completely understand — do you have any other properties you'd consider selling? (If no: "Thanks for your time, have a wonderful day!") IF INTERESTED (TRANSITION): Sounds good. I have a few quick questions — shouldn't take more than 5 minutes. How does that sound? PROPERTY CONDITION: • What's the general condition of the house? • How old is the roof and the A/C unit? • When were the kitchen and bathrooms last updated? • Is anyone living in the property right now? • What does it typically rent for? • Anything else I should know about the property? FIND THE MOTIVATION: This sounds like something we might be interested in. Why are you thinking about selling? DIG DEEPER: Really? How long have you been thinking about selling? TIMELINE: If you do decide to sell, you wouldn't want to wait more than 30 days, would you? ASKING PRICE: What number did you have in mind for the place in its current condition? IF THEY DON'T KNOW: I understand — but if you had to take a guess, what ballpark would you say? NEGOTIATION: Since we're covering all the costs to sell, is that the best you can do? Call Tips

Control the conversation
Stay calm + confident. Ask ONE question at a time. Let them talk — then redirect to: (1) condition, (2) timeline, (3) price, (4) liens. If they say "I need to think about it": → "Totally. What time works today — 4:30 or 6:00?" If they won't give a price: → "If you had to guess, what ballpark would make you happy?" If they say "I already have offers": → "That's great — can we just see if ours is competitive? Won't take long." If they're emotional about selling: → Let them vent, acknowledge their situation, then: "I understand. We can make this process really easy for you."
